The New Business Engine
For Industrial Brokers.
Drop a listing address. We surface every neighboring occupier and the decision-maker you should email. You hit send.
Scan to Outreach in 5 Minutes
Add a listing, watch the auto-scan find every industrial occupier close by, then walk through personalised outreach, all in one continuous flow.
How It Runs.
Five Steps. Five Minutes.
Drop Your Listing Address
Paste the address of the listing you just took. We resolve it and center the scan radius automatically.
Scan The Neighbors (2 To 3 Minutes)
Scayled scans every neighboring occupier in your radius, ranks them by distance and same-building match, and surfaces 20 to 30 verified decision-makers.
Draft Your Email
Write the master template once. Drop in variables (their first name, your listing address, size). The same template applies to every occupier unless you customize per company.
Review Each Occupier
Reveal the decision-maker for 1 credit, tweak the template for the ones you know personally, hit send. Skipped occupiers stay on the listing for later.
Press Send
Each email opens in your existing mail client (Outlook, Gmail, whatever you use) pre-filled and branded as you. You hit send. Replies come straight to your inbox.
Hi Morgan, I noticed your team at Fulton Logistics is operating right next door at 2150 W Fulton Market. A 27,000 sqft space has just come available in the same building. Worth a quick chat this week? Best, Amir
They Said Emails Don't Work.
They Do.
You're on the phone. That's not changing. But the math just shifted, and most brokers haven't caught up.
The people you can't get on the phone.
Try finding the direct dial of a logistics manager at a 200-truck operation. Or the MD of a family-run freight group. You can't. Not without paying $20K a year for a database that's half stale anyway.
Their email? Predictable pattern. Verified before you send.
Decision makers forward emails. They don't forward calls.
The MD opens his phone over coffee. Sees a relevant email about the building next door. Forwards it down to whoever runs property. You don't get that with a missed call.
Tom, can you take this one? Worth a look.
Sent from my iPhone
An hour later you're on the phone with Tom.
Not cold-dialling Steve.
Different conversation entirely.
The proof is in our reply folder.
Real replies to Scayled-generated emails over the last 30 days. Names redacted. Companies kept. Every one to a specific listing.
Asked for clarification on warehouse type. That's a buyer in discovery mode.

Specified their exact requirement: 5,000 sqm BUA, ambient. That's qualification.

Asking for pricing and tenancy type. They're qualifying the deal.

Booking a site visit. This is the email every broker wants to receive.

Email opens the door. The phone closes the deal.
Email isn't replacing the phone. It's making the phone work again.
For comparison: cold-dialling 25 unknown numbers takes about 90 minutes and produces 0–1 conversations.
Same prospect list. Same broker. More than three times the conversations.

Hi Mike, I noticed that you currently operate out of 1500 Industrial Pkwy, and we've just listed 1455 Industrial Pkwy, so I thought it could be of interest. We've listed the warehouse for sale and it's approximately 45,000 sq ft. Let me know if I can send some more information your way, or if you had any other requirements we could help with. Regards, Amir
The Play Industrial Brokers Have Been Running For Decades.
When a warehouse comes to market, the highest-intent occupiers are already next door. Expanding. Downsizing. Coming up to lease end. Watching the strip for the right space.
- You're not cold-calling random businesses. You're the broker with the actual space available right next door, and that buys you instant credibility on the first email.
- The occupier already understands the submarket, the building specs, the rents, the zoning, the timing.
- VP Operations, Facility Managers, Owners of family logistics businesses. They reply because the email is genuinely relevant to their week.
- When something suitable appears next door, decision-makers pay attention.
This isn't theory. Top brokers have run this play manually for decades. It consistently delivers the best outbound requirements they get all year.
There was just one problem. It used to take six hours per listing. So most brokers only ever ran it on the trophy warehouses.
Scayled automates the play. We scan every neighboring occupier, surface the real decision-maker, and prepare a branded email in your voice. All in five minutes. You stay in control. You review, tweak, send. Replies land in your inbox. Now executable on every listing you take. Not just the big ones.
From Six Hours
To Five Minutes.
Six hours of canvassing, compressed into five minutes. On every listing you take.
The Play, Run On Every Listing.
Same method industrial brokers have run for decades - every step compressed into one workflow.
We scan a radius around your listing, not a generic database. Every neighboring warehouse, ranked by distance, expansion fit, and same-building match. Before you finish your coffee.
Every neighbor verified in real time. No stale records, no placeholder rows. Every result is mapped, scored, and ready to reveal.
Named decision-makers, not a switchboard. VP Operations. Facility Manager. Owner. Verified email straight to their inbox, not a generic info@ address.
Sortable Occupiers Table
Every neighbor ranked by proximity. Searchable and filterable.

A Few Things Brokers Ask.
The honest answers to the questions that come up before signup.
How accurate is the contact data?
Verified through multiple sources at scan time, not pulled from a stale database. Bounce rates run under 2% in production. If a reveal is wrong, we refund the credit.
Will my emails land in spam?
Each email sends from your own Outlook or Gmail, not from our servers. Your domain reputation is yours. We never send on your behalf.
Is sending these emails compliant with CAN-SPAM?
Yes when sent correctly. Every email is B2B, identifies you and your brokerage, references a legitimate business reason (a real listing nearby), and includes a clear opt-out. Scayled drafts the email and sends from your own inbox so consent and identification rules are met. Don't send anything that looks like bulk marketing without a business pretext, and you're inside the line.
What happens to credits I don't use this month?
Subscription credits expire at the end of each month. Top-up credit packs (one-off purchases) never expire. If you're getting close to a renewal with credits left over, scan one more listing rather than letting them roll off.
Can I cancel anytime?
Yes. Monthly billing, no contracts, no setup fees. The Founding Members price is locked in for as long as you stay subscribed.
