Perth industrial runs on ports, airport proximity, and resources
Perth is Australia's fourth-largest industrial market by stock — roughly 5 million sqm — but it punches above its weight because of its resource-economy role: the port of Fremantle (containers), Kwinana (bulk / industrial heavy + refining), and a deep mining services supply chain that feeds the Pilbara, Goldfields, and southwest mines. General consumer distribution is concentrated in a tight airport-adjacent cluster around Kewdale / Welshpool.
Compared to Sydney or Melbourne, Perth industrial is geographically tight — most tenants sit within a 20 km radius of the airport. But the tenant mix is more industry-specific: mining supply chain, oil & gas services, container 3PL, metro distribution, and port-bulk each cluster in their own pocket.
The Perth industrial submarkets
Kewdale / Welshpool / Forrestfield (airport + port inland hub)
The core of Perth industrial. Adjacent to Perth Airport and the main container rail link. Tenants: Toll, Linfox, Mainfreight, DHL, FedEx, Kuehne + Nagel, plus regional 3PLs servicing the WA mining supply chain. Typical: 2,000–15,000 sqm.
Malaga (northern metro distribution)
North-east metro. Mid-market distribution, storage, trade supply, small-medium manufacturing. 1,000–5,000 sqm dominant unit size. Growing cluster of e-commerce last-mile and trade-industry warehouse.
Canning Vale / Jandakot (southeast metro)
South-east metro distribution. Jandakot airport adjacency adds light aviation / aerospace support. Canning Vale is general distribution + trade.
Henderson / Kwinana (heavy industrial + port bulk)
Fremantle Ports / Kwinana industrial strip. Bulk handling, naval shipbuilding (Austal, Civmec), oil & gas services (Monadelphous, Worley), heavy engineering. Large-format sites, many owner-occupied. Transitioning with ~$10B of defence investment over the next decade.
Fremantle Port area (North Quay + inner)
Container port adjacency. 3PL drayage, customs brokers, container freight stations. Tight tenant pool but high density.
Bibra Lake / O'Connor (south coastal)
Mid-market industrial overflow from Henderson and Canning Vale. Growing last-mile and trade-services cluster.
North Fremantle + Osborne Park
Inner-metro light industrial and flex. Smaller format, mixed with retail and commercial. Not a big-box submarket.
Why Perth brokers use SCAYLED
The WA mining supply chain is hidden but massive
Hundreds of engineering, logistics, fabrication, and drilling services businesses operate in Perth to serve mines in the Pilbara and Goldfields. Most aren't captured in general CRE databases — they're specialty industrial tenants with unusual product requirements (high-load pavement, overhead cranes, laydown yards). SCAYLED surfaces them via live web / address data.
Container tenants rotate fast but stay local
Fremantle Ports container volumes have grown ~5% YoY. 3PLs handling imports consolidate around Kewdale and Fremantle Port — and when they expand, they take the next warehouse in the same submarket. The neighbour strategy captures that pattern before the lease transacts.
Defence + shipbuilding is the multi-decade expansion play
Henderson's defence precinct (Austal, Civmec, BAE, Luerssen) is in the middle of a 20-year growth cycle funded by federal navy procurement. Adjacent industrial — logistics, fabrication, specialty chemicals — is expanding in lockstep. SCAYLED scans catch those adjacent expansions as they happen.
What a scan returns
Drop a Perth industrial address. Within two minutes:
- 20–50 neighbouring operators across the radius (lower than Sydney/Melbourne because industrial density is lower, but tenant quality is comparable)
- 4–8 same-building matches in Kewdale/Welshpool multi-tenant parks
- Mining services, 3PL, defence suppliers tagged separately where identifiable
- State Manager and Operations Director titles prioritised — reflecting the branch-leasing reality of WA
- Kewdale / Welshpool operators surfaced first for airport-adjacent scans; Kwinana / Henderson first for heavy industrial scans
