The New Business Engine
For Industrial Brokers.
Access to the exact canvassing system behind millions in industrial fees, built for industrial brokers.
Built From Real Brokerage, Not Theory.
I've been an industrial and logistics broker for ten years. When I moved to Dubai from New Zealand, I started from scratch. No network, no database, no name anyone knew.
As brokers, we all know we make it work, and it came down to two principles every good broker already knows.
When a building lists, the occupiers around it are usually your most likely buyers and tenants. So you speak to the neighbours.
Occupiers are always on the move, outgrowing sites and expanding. So you get in front of them early with space that fits.
None of that is new. I didn't reinvent brokerage. I just stopped doing it by hand.
The grind behind those two plays is real. Canvassing streets, finding the decision-maker, verifying contacts, writing the outreach. It was eating my week. So I automated it.
That's Scayled. The six-hour process, done in five minutes, on every listing you take on or address you want to target.
The point was never to replace what brokers do. It's to clear the busywork so you spend your time where deals are actually won, on the phone and in front of occupiers, knowing you've covered your patch.
Now Scayled is trusted by industrial brokers across New Zealand, Australia and the United States.
Hi Amir,
As per my records, you have billed a total of AED 2,532,995.46 (without VAT) in 2025.
Please see attached excel sheet.
One Listing. Two Methods Of Getting Business.
Drop an address. Pick a method. Five minutes later you have 30 personalised emails ready to review and send. Zero typing. Run one. Run both.
Neighbours Next Door
Proprietary scan. Every accessible neighbour around your listing, ranked from the closest door outward. If a contact isn't in the result, the data isn't out there.
- You want every accessible neighbour mapped, not just a sample
- The listing is in an established industrial corridor
- You need pipeline fast on every mandate you take
Companies That Fit
Live intent signals. Companies hiring warehouse roles, raising capital, winning logistics contracts, or expanding into your asset class. Match the listing to occupiers about to move.
- You want to hit companies showing real intent to move
- The listing is specialised (cold storage, hardstand, heavy power)
- You're hunting business before any deal goes to market
Watch It Run. Same Outreach Wizard. Two Methods.
Flip the toggle to switch between Listing Scan and Target Scan. The wizard, the scan, the review and the send screen are the same. Only the engine that fills them changes.
Hi Avery, I noticed your team at Meridian Freight is at 2148 W Fulton Market. We've just listed 2150 W Fulton Market right next door, a 27,000 sqft industrial space that could be a great fit if you're considering expansion. Let me know if I can send some more information your way, or if you have any other requirements I can help with. Best, Tom
No typing. No copy-paste. No CRM admin. Drop the address, hit send, replies land in your inbox.
Mobile Catcher
Some occupiers don't surface a verified email decision-maker. The Catcher pulls the mobile number so you call them instead.
Numbers That Make Dollars, Not Cents.
One address. Three engines feeding one pile. That pile is the unfair advantage every broker wants and almost none have time to build by hand.
Run this on every listing you take. The contacts compound. The pipeline compounds. Every month it gets harder for competitors to catch up.
They Said Emails Don't Work.
They Do.
You're on the phone. That's not changing. But the math just shifted, and most brokers haven't caught up.
The people you can't get on the phone.
Try finding the direct dial of a logistics manager at a 200-truck operation. Or the MD of a family-run freight group. You can't. Not without paying $20K a year for a database that's half stale anyway.
Their email? Predictable pattern. Verified before you send.
Decision makers forward emails. They don't forward calls.
The MD opens his phone over coffee. Sees a relevant email about the building next door. Forwards it down to whoever runs property. You don't get that with a missed call.
Tom, can you take this one? Worth a look.
Sent from my iPhone
An hour later you're on the phone with Tom.
Not cold-dialling Steve.
Different conversation entirely.
The proof is in our users' reply folder.
Two real Scayled outreaches. Two real replies. One landed a direct response, the other was forwarded to the right decision-maker overseas — names redacted, addresses kept.

Email opens the door. The phone closes the deal.
Email isn't replacing the phone. It's making the phone work again.
For comparison: cold-dialling 25 unknown numbers takes about 90 minutes and produces 0–1 conversations.
Same prospect list. Same broker. More than three times the conversations.

Hi Mike, I noticed that you currently operate out of 1500 Industrial Pkwy, and we've just listed 1455 Industrial Pkwy, so I thought it could be of interest. We've listed the warehouse for sale and it's approximately 45,000 sq ft. Let me know if I can send some more information your way, or if you had any other requirements we could help with. Regards, Tom
From Six Hours
To Five Minutes.
Six hours of canvassing, compressed into five minutes. On every listing you take.
Build A Database That's Yours Forever.
Every scan adds to it. Every email logged. If a contact stays silent, surface the next decision-maker at the same company in one click. Listings come and go. Your Occupier Database stays.
Every occupier surfaced in a scan stays. Email them today or in 12 months. The record is yours.
Every email logged with date, subject and reply status. Open a contact 6 months later and see exactly what you sent.
If your first DM doesn't reply, surface the next decision-maker at the same company in one click.

Scayled Isn't For Every Broker.
We get asked this a lot. Here's the honest answer.
- You have 100% market share in your patch.
- You never miss a deal.
- Manual canvassing fits comfortably into your week.
- Even one deal slipped through your fingers last year.
- Manual canvassing eats your week, and you only get to it on the trophy listings.
- You want to cover every listing you take, not just the big ones.
Scayled isn't designed to show you what you don't know. It's designed to streamline the two most time-consuming tasks in your week while quietly surfacing opportunities you didn't know were there.

A Few Things Brokers Ask.
The honest answers to the questions that come up before signup.
What if I know everyone in my patch?
We get asked this a lot. If you have 100% market share in your patch, Scayled isn't for you. But if there was one deal you missed last year, Scayled is worth a look. The platform isn't designed to show you what you don't know. It's designed to streamline the two most time-consuming tasks in your day-to-day while quietly surfacing opportunities you didn't know were there.
How accurate is the contact data?
Verified through multiple sources at scan time, not pulled from a stale database. Bounce rates run under 2% in production. If a reveal is wrong, we refund the credit.
Will my emails land in spam?
Each email sends from your own Outlook or Gmail, not from our servers. Your domain reputation is yours. We never send on your behalf.
Is sending these emails compliant with CAN-SPAM?
Yes when sent correctly. Every email is B2B, identifies you and your business, references a legitimate business reason (a real listing nearby), and includes a clear opt-out. Scayled drafts the email and sends from your own inbox so consent and identification rules are met. Don't send anything that looks like bulk marketing without a business pretext, and you're inside the line.
What happens to credits I don't use this month?
Subscription credits expire at the end of each month. Top-up credit packs (one-off purchases) never expire. If you're getting close to a renewal with credits left over, scan one more listing rather than letting them roll off.
Can I cancel anytime?
Yes. Monthly billing, no contracts, no setup fees. Cancel from your dashboard whenever you like. No email-the-team-to-cancel friction.
