The estate spine. Runs northeast from East Tamaki Rd to the Botany boundary. Densest multi-tenant buildings in the estate sit along Springs Rd — often 10+ units per address. Tenant mix ranges from small trade services up to mid-size 3PL. Same-building match fires on almost every Springs Rd scan.
Cryers Rd
Parallel to Springs Rd, one block north. Slightly larger lot sizes on average — more 5,000+ sqm single-tenant and two-tenant buildings. Heavier 3PL and distribution concentration. Cryers Rd / Harris Rd intersection is the densest warehouse cluster in the estate.
Harris Rd
East-west cross-street connecting Springs, Cryers, and the estate boundary. Mix of multi-tenant and single-tenant. Includes some of East Tamaki's newer tilt-slab product delivered over the last 5 years.
East Tamaki Rd
The southern boundary of the estate. Mixed-use edge — some retail/commercial infill alongside traditional industrial. Slower turnover than Springs/Cryers/Harris.
Te Irirangi Dr
